Here, she tells us about her role, how Stirling Ackroyd is streamlining its processes while training and mentoring staff as well as the commitment required to qualify as a Stirling Ackroyd Property Manager.
How long have worked in the property industry?
For more than 10 years. And in that time, I’ve gained a great deal of experience in lettings management. I’ve been at Stirling Ackroyd since March 2018. In my role as Director of Property Management I oversee my team and the management of our Fully Managed and Fully Managed Plus property portfolio.
The thing I love most about working for Stirling Ackroyd is that we actively evolve what we do to meet market needs and customer demands.
I am also proud to work for a letting agent that can maintain efficient and effective process for our landlords – even when faced with what can seem like a continuous cycle of property-related legislation changes.
Day-to-day, what does your role involve?
I am responsible for ensuring our landlords receive a service which is second to none. Managing my team of property managers ensures the smooth running of our fully managed tenancies, so my day-to-day role can involve anything from speaking to tenants to arranging compliance visits.
Each one of our landlords has a dedicated property manager looking after their property and their tenants. What makes us different is that we invest a lot of time and effort into getting to know the unique requirements of our clients’ properties and their locations.
What do you most like about your job?
I love watching the team grow and develop. I am passionate about making sure our customers are satisfied. I think if you have a happy team it creates a confidence clearly reflected on the service that they offer.
How does the system and process Stirling Ackroyd have in place help you support landlords and tenants?
Stirling Ackroyd has grown rapidly over the past couple of years, and, due to the detailed and effective nature of our system and process, we have expanded the size of our portfolio and the services we offer to all our landlords.
One of the primary and most simple steps in our detailed management process is that we listen very carefully to our customers, always ensuring that we support our landlords in any way we can.
Our landlord and tenant portal is a prime example of this. We provide all our Fully Managed and Fully Managed Plus landlords with access to an online portal where they can manage key aspects of their tenancy, streamlining communication and timelines.
Fully Managed tenants also have access to a system called Fixflo – an online repair reporting tool that allows tenants to understand what maintenance issues are their responsibility to resolve and what needs to be reported to property management.
Due to the detailed nature of the reporting software, we can often reduce contractor call outs, with more issues being resolved on the first visit. This saves our landlords money and means that a tenant’s problem can be resolved quickly and efficiently.
What is the best bit of advice you have been given?
Be true to yourself. If something doesn’t sit right with you, it’s probably the wrong decision.
What are the three best attributes that help you to succeed in your role? I am calm, work well under pressure, and have attention to detail.
What is your favourite thing about working for Stirling Ackroyd?
At Stirling Ackroyd we have the perfect balance of an established process and forward thinking. We are not scared to try new things. We are always looking for ways to better our service.
